It seems the days of rehabbing furniture and doing minor home improvements are over for me. We are on to bigger and better things. My latest project is rehabbing this entire house. If you follow my saving money posts, you may have read that Stephen and I recently purchased a rental property that we plan as a means to get to early retirement. It’s exciting because it is the first of what we hope will be many investments in real estate.
Fortunately, this house has great bones and is in great condition. It was used as a rental property for at least the last 4 years so we were thrilled to find it did not need much work. Here is a tour through our first rental property.
You enter the front of the house into a little porch. It was an add-on to the house, and is a nice size and very bright. I imagine coats, bikes, shoes, and all kinds of mud room things stored in here.
Upon entering the main house’s foyer from the porch, you see the stairwell. The home was built in the early 1900’s (for some reason we don’t know the exact year) and I would imagine the staircase is original. The flooring is real tile and the carpet on the stairs is the only carpet in the whole house.
I think this is an original vintage light fixture hanging in the foyer. It sure is beautiful!
There’s a long open living space to the right of where you enter where the living room/dining room combination would be.
There’s also a den or office space right off the living space which I thought was a big bonus!
Also off the living space on the main level is a 3/4 bathroom. The house has two bathrooms, one with a shower and one with a tub.
The main level also boasts a great size kitchen. You can access the back deck where the kitchen and dining room meet. You can also access the basement from the kitchen. There’s plenty of cabinets and counter space. All the appliances are in functioning order which means very little work for Stephen and I!
Up the stairs we have a hallway with the old chimney in the middle. It’s really cool, but a little obstructive.
The first of three bedrooms has a really nice size closet.
The second bedroom is spacious.
The third bedroom is a great size as well ( the pictures don’t capture that too well).
The last room upstairs is the bathroom. There’s lots of tile in this room and a bathtub in the corner opposite the stool.
Outside we have a back deck covered in grapes.
We removed the grapes and stained the deck.

So now you can see the place we’ve been working towards fixing up. It’s mostly been plumbing, sheet rock, grading around the house, removal of weeds and overgrowth, cleaning, and removal of basement junk (old appliances and a disgusting half bathroom). Now we gotta find a renter! Hopefully we get somebody who finds the place as charming as we do.
